Many commercial HVAC problems sit between traditional trade boundaries. A pump may be mechanically sound but receiving the wrong speed command. Chillers and Central Cooling Plant

Chiller performance depends on the condition and operation of the complete chilled-water system. This includes chillers, pumps, cooling towers where installed, control valves, sensors, flow proving, electrical supplies, VSDs and BMS sequencing.

WR8Tech can assist with the investigation of chiller enable signals, plant interlocks, chilled-water temperature control, pump operation, staging, alarms and BMS integration. Boilers and Heating-Water Systems

Commercial heating systems can suffer from poor staging, inadequate flow, failed sensors, control-valve problems, incorrect setpoints or unreliable communication between the boilers and the BMS.

Dampers, Valves, Actuators and Field Controls

A failed or incorrectly operating actuator can have a significant effect on comfort, ventilation, energy use and plant performance. Dampers and valves may appear to respond at the BMS while failing to travel correctly in the field—or they may operate mechanically but receive an unsuitable control signal.

We can assist with checking damper actuators, control-valve actuators, end switches, position feedback, control signals, sensors and associated BMS operation. This includes confirming that the physical response in the plant matches the command and indication shown through the control system.

Chemical Dosing and Water-Treatment Interfaces

Closed heating and chilled-water systems, condenser-water systems and cooling towers may rely on specialist chemical treatment to protect equipment, control corrosion and maintain water quality.

Pumps, Fans and Variable Speed Drives

Pumps and fans are often serviced as mechanical assets, while their VSDs and control signals are treated separately. In practice, they operate as one system.
