Commercial buildings change over time. Tenants move, operating hours change, equipment is replaced, control strategies are modified and temporary fixes gradually become part of the permanent system. What was commissioned ten or fifteen years ago may bear little resemblance to how the building operates today.

Before replacing major equipment or an entire BMS, WR8Tech can investigate whether existing systems can be recommissioned and brought back into effective operation.

This may include reviewing BMS trend data, sensors, setpoints, time schedules, plant sequencing, control loops, alarms and the interaction between mechanical equipment and its controls. Sometimes relatively small changes can recover significant performance. Other times, recommissioning confirms that an upgrade or replacement is justified. Many commercial, strata and specialist buildings operate for long periods without a facility manager, building manager or technician permanently onsite. When something goes wrong, the first indication may be an occupant complaint.

By then, an air-conditioning system may have been operating incorrectly for weeks. A pump may have failed. A generator alarm may have gone unnoticed.
